The Vision Group, a residential real estate investor and asset manager from Mannheim, has acquired a residential portfolio of 62 units in Ludwigshafen am Rhein. The properties include 40 residential units each in Weinbietstraße (approx. 3,100 m2) in the Mundenheim district and 22 residential units each in Rohrlachstraße (approx. 1,700 m2) in the northern city centre. The portfolio thus has a total rental area of about 4,800 m2. The seller of the properties is a private investor.

The Ludwigshafen flats have potential to increase in value through the redensification and optimisation of spaces as well as through the implementation of a digital, intelligent tenant management system. In addition, Vision Group plans to fully renovate and revitalise the historic and listed post office building in Rohrlachstraße. Around 200 m² of additional living space is to be created here by converting areas. "We plan to convert the post office, which was built in 1925, into an energetically upgraded residential quarter building. This will create significant added value for future tenants and thus also increase profitability," says Niclas Wallrafen, COO and partner of Vision Group.

Ludwigshafen am Rhein is the second largest city in Rhineland-Palatinate after the state capital Mainz and the second largest city in the Rhine-Neckar metropolitan region after Mannheim. The properties stand out particularly due to their location on the banks of the river and proximity to the city centre.
